The Façade Project involves the undertaking of repair and renovation to meet the safety and preservation requirements of Cove Burgh Hall. The aim is to ensure its continuity, and community benefits, for many more years to come.
Scope of Works
Project managed by ZM Architecture, the works comprise comprehensive external fabric repair of the front elevation and return elevations of the main west gable only, incorporating: repointing, clay tile roof works, lead work, stone works, cast iron goods, associated timber repairs and rot works, replacement and refurbishment of timber sash case windows/screens. The works will also involve internal remedial works; lintel replacement, existing steelwork treatment, splices to first floor joists and insertion of new steel balcony support structure. Internally, the ceiling in the Small Hall will be replaced allowing for the removal of asbestos. This represents Phase 1 of a series of remedial and conservation works required to maintain the building.
Extensive efforts have been invested in securing a funding package. It involves Argyll and the Islands LEADER Programme, Historic Environment Scotland, Robertson Trust, Trusthouse Charitable Foundation, and Cove Burgh Hall’s own reserves. The total amount for Phase 1 works is c. £207k. Given that we are a small charitable organisation, run totally by volunteers, this is an incredible achievement. Indeed, working within UK and EU public sector compliance frameworks and processes proved to be challenging, and is a real credit to our fundraising team’s expertise, tenacity and patience! The foregoing combined to result in slippage from the previously anticipated start date of May 1, and hence impacts on the end date.
Implications for Use
The Entrance Hall, Main Hall, Kitchen and Toilets will remain in operation. Internal works will be addressed in the first stages of the project, meaning that the Small Hall and the Library will be out of use for a period, as yet, unknown. Due to space being taken up by scaffolding and storage of the Contractor’s supplies and equipment, parking will be reduced. Every effort will be made to ensure the cleanliness and safety.
Every effort will be made to accommodate groups. For example, those that would normally use the Small Hall will be offered the Main Hall at the same rate as they usually pay.
